When you find your dream house in Vero Beach, you'll definitely want to make an offer right away - but should you offer over asking price? Your real estate agent will give you the guidance you need, but in the meantime, here's what you need to know.
Should You Offer Over Asking Price on a Home in Vero Beach?
It's important to listen to your real estate agent when you're figuring out how much to offer on a house. That's because he or she knows the local market and whether a home is priced appropriately. However, when you're sure it's your dream home, here's what you need to know about when to go a little higher with your offer:
Let's take a closer look at each of these so you know what you're up against.
#1. You know there are other offers.
In a seller's market, there are more buyers than there are homes for them to buy - and that means you may not be the only person making an offer on a home. If your agent knows the seller has other offers on the table, you may want to increase the amount you're offering so the seller is more likely to pick you.
#2. The house is very underpriced.
Sometimes sellers list a home well below fair market value. They may do this to spark a bidding war, or they may do it to simply sell the home quickly. In cases like this, it may be a good idea for you to offer over asking price so your offer will outshine all the others the seller is entertaining. Your real estate agent will know if a home is underpriced, and he or she will probably have a pretty good idea of its fair market value, too, which you can use as a baseline for your offer.
#3. The seller isn't motivated to sell.
You might be able to get through to an unmotivated seller if you offer the right price for the home - and sometimes that means going a little over asking.
