Tips for Staging a Home With Kids

Staging your home is tough enough – but when you have kids, it seems like a monumental task. And even though buyers probably know you have kids, they’re not willing to look past staging faux pas and minor details.

Use these tips for staging a home with kids to make your house as appealing as possible to all buyers (including those with or without children of their own).

  • Pack up the “big stuff”
  • Skip the art projects and cooking experiments
  • Invest in a “to-go” laundry basket

Let’s take a closer look at each of these.

#1. Pack up the “big stuff.”

Big toys that dominate kids’ rooms have to go while you’re showing the house. Your children might not be happy, but large play sets and other toys that take up a lot of space will make their rooms look smaller, which is the opposite of what you want to happen.

#2. Skip the art projects and cooking experiments.

Now probably isn’t the best time for big art projects and kid cooking experiments in the kitchen. You’ll need plenty of time for cleanup after those – but you could get the call for a showing 10 minutes before the prospective buyers are going to show up. (You can still do those projects, but you’ll have to make sure that they’re on days you know you won’t have buyers coming through – such as days or times you’ve told your real estate agent that the house can’t be shown.)

#3. Invest in a “to-go” laundry basket.

Your “to-go” laundry basket can be a lifesaver. It’s a catch-all for everything you couldn’t put away before buyers showed up – and you’ll use it to sweep away messes and clutter as soon as you find out you’re having a short-notice showing. Put the laundry basket in the car with you when you leave the house, and when you get back after the showing, you can put everything where it really belongs.
