The real estate agent's go-to phrase, 'location, location, location', has been in use for the best part of a century. And the mantra isn't going to go out of fashion because, honestly, it's spot on. Every single aspect of a property can be changed given enough time, money and imagination - except the location.

Location is key to the value of real estate, and also to a buyer's satisfaction. When choosing a property there is something to be said for focusing entirely on location and largely ignoring the building that stares back at you. Think about the sort of environment you want to be in and pick a place, happy in the knowledge that you now get the unrivalled satisfaction of creating your dream home.

A renovation project is undeniably exhausting at times. Hammers will inevitably be thrown, and someone is going to storm out of a DIY store in a fit of total frustration. But there is something to be said for letting out all that rage by reaching for a sledgehammer to annihilate a wall that just has to go.

Renovating a home may be a lengthy process but at the end of it you will get exactly what you want. There can be few things more infuriating about home ownership than living for years with a bathroom or kitchen that is 'perfectly good' but that you secretly hate, simply because you can't justify the cost of replacing it. But purchase a property with a ghastly bathroom and a kitchen that consists of a few cupboards with their doors half hanging off, and there will be nobody arguing against gorgeous new fixtures and fittings.
