Thinking about selling your home in Vero Beach this fall? Your home office might do all the heavy lifting. Buyers are on the prowl for houses with a built-in workspace, so here’s what you need to know.
People have been working from home for more than half of the year so far, and it doesn’t look like things are going to change drastically anytime soon. That means buyers who are out scouring the market for homes that fit their new normal are looking for home offices. In fact, about 63 percent of people surveyed by Realtor.com® indicated that they were buying a new home designed better for remote work. Even more importantly, listings that feature a home office sell for 3.4 percent more than homes without offices – and they sell, on average, 9 days faster.
Here’s what to do:
· Convert a bedroom (or another area in your home) to a home office space
· Show off connectivity
· Stage the home office space for efficiency
Here’s a closer look at each.
If you don’t already have a home office space, think about making some conversions around the house. A spare bedroom works great! If you don’t want to do a full conversion on a spare bedroom, you can also do a little rearranging so that you can fit in a desk and create a dual-purpose room. You should ask your REALTOR® for suggestions – he or she will be able to give you some great ideas.
No room? No problem. You can also convert a corner of the dining room or another space into a workspace. Add a desk, a laptop and a few other accessories and you’ll be all set.
Add a router to your home office space to show how interconnected your house is – or mention the local internet provider in your listing. Buyers know that working from home hinges on being connected, so they’ll take notice when you draw attention to it.
When you’re staging your home office space, aim to create an efficient space. Get rid of clutter and personal objects, add a few functional office storage options (like wall shelves) and keep the colors neutral.
