If you’re like most people buying a home in Vero Beach, you know that your REALTOR® will help you put together your offer. But could a seller reject your offer if you ask for too many contingencies?


Here’s what you need to know.

Could a Seller Reject Your Offer Because You Asked for Too Many Contingencies?

Sellers can reject an offer for just about any reason – so when you’re creating yours, you should know that the more you ask a seller to do before you’ll agree to buy, the lower your chances of an approved offer are.

For example, you can ask a seller to repaint the home’s interior, replace the flooring in the living room, repave the driveway and install LED lights in all the recessed fixtures while noting that you’ll be willing to pay the home’s full list price. However, if someone else comes along and asks for less while paying the same amount (or perhaps even paying less), the seller is statistically more likely to choose the easier path.

Sellers certainly think about profits when they’re putting a home on the market, but they also think about their time; they’re moving, too, just like you are.

That doesn’t mean you shouldn’t ask for concessions. However, it does mean that you should discuss what you want with your REALTOR and figure out what’s feasible before you submit an offer that asks for a lot of work on the seller’s part.

Why You Should Talk to Your REALTOR About Concessions

Your REALTOR will use his or her experience to help you put together an offer that’s most likely to get approval. The bottom line is that if there are other buyers who are unlikely to ask for the same concessions you’re asking for – or if there are other buyers who are willing to pay more for the same home – there’s a good chance the seller will reject your offer.
