Can You Negotiate Home Repairs Before You Buy a House?

If you’re buying a home on 30A, you’ll encounter at least a few that have minor issues. In fact, it’s not uncommon for people to say, “I really like this house, but…”

Fortunately, you can negotiate home repairs into your purchase contract – and in many cases, sellers will agree.

Here’s what you need to know.

Can You Negotiate Home Repairs Before You Buy a House?

Some buyers want to purchase a home as-is, and that’s great. But if there’s something holding you back from making an offer on a home that you otherwise love, it’s worth asking your REALTOR if he or she can ask the seller to make some changes when you put in an offer. In the worst-case scenario, the seller will say no – but in many cases, sellers are fine with making repairs and upgrades in order to sell a house.

Can You Just Offer Less?

You can offer a seller a lower price for the home because you’ll have to make repairs yourself. For example, if a house is listed at $300,000 and the flooring is shabby, you may consider asking the seller to accept $295,000 because you’ll have to spend at least that on new flooring.

Alternatively, you can ask the seller to give you a credit of sorts – he or she will agree to pay a certain amount to a flooring contractor in exchange for your full-price offer on the home.

A Word on Negotiations

You can negotiate anything you’d like into your contract. More specifically, your REALTOR will negotiate it for you. If there’s something holding you back from buying a certain home, it never hurts to ask the seller to work with you so you can buy the house and the seller can move on.
