If you're like many people selling a home in Vero Beach, you know that your future buyers will send a home inspector in to check things out - and you know that they may use whatever the inspector discovers to negotiate with you on the sales price. Sometimes buyers simply want you to fix issues they find, though. 

In some cases, lenders require sellers to fix issues before they'll release funds to finance the buyer. Usually, that happens when there are major structural defects, building code violations or safety issues in the home. 

These are the most common repairs sellers have to make after an inspection.

Sellers may have to make cosmetic repairs to the home, such as repainting or fixing things like window screens, broken doors or creaky cabinets. Some of the most common repairs include:

  • Small plumbing leaks
  • Minor roof repairs
  • Cosmetic fixes
  • Flooring replacement or repair
  • Landscaping repair or upgrades

Negotiating Repairs After an Inspection

You may be able to negotiate home repairs by offering buyers a home warranty. For some buyers, this is the deal-closer when there's an issue that doesn't really need to be fixed, but it's causing them to worry. You might also be able to trade - such as leaving behind appliances or making other concessions.
