Before you hire a listing agent, ask these questions:

  • How many transactions did you close last year?
  • How familiar are you with this neighborhood?
  • How did you figure out how much my home is worth?

#1. How many transactions did you close last year?

What you really need to know is how familiar an agent is with buying and selling - and all the work that each process entails. You can also ask about the price range of the homes the agent worked with last year, which can tell you a lot about how familiar he or she is with your target market.

#2. How familiar are you with this neighborhood?

It's always important to work with a REALTOR who's familiar with your neighborhood. He or she will know exactly what buyers are looking for and how to appeal to all the right people. Local experts also know about upcoming developments in the area and how they could affect your property value, how quickly your home will sell, and how much you're likely to sell it for.

#3. How did you figure out how much my home is worth?

When you meet with a REALTOR to talk about selling your home, he or she will most likely bring a stack of "comps," or comparable properties that have recently sold and are currently on the market. His or her list of homes comparable to yours will also include homes that were on the market but never sold. Your agent will use all that data to figure out what buyers are likely to pay for your home if you were to put it on the market today - and he or she will be happy to explain exactly how that figure popped up.
