3 Staging Secrets From the Pros

These three staging secrets can help you sell your home faster (and for more money):

  1. Never leave a room empty
  2. Put the tallest piece of furniture in the left corner of the room
  3. Use the rule of three

Let’s take a closer look at each of these.

#1. Never leave a room empty.

Empty rooms look smaller than they are. (So do over-stuffed rooms, but right now we’re talking about the “extra” room you never use.)

You have to give prospective buyers a point of reference for a room’s size. Put a little furniture in empty rooms so they can understand how their own furniture will fit without forcing them to do mental gymnastics.

#2. Put the tallest piece of furniture in the left corner of the room.

Think about what you do when you walk into a room. If you can’t remember, watch someone else as they enter a new space. There’s a good chance that his or her eyes go straight to the left corner and sweep right.

Place the tallest piece of furniture you have in the left corner of the room and it’s going to look larger. And on the other side of the coin, never put large or tall furniture on either side of a door – it makes the room look smaller.

#3. Use the rule of three.

The rule of three is really about odd numbers, and it refers to the placement of items, like chairs, artwork or decorative elements. Placing things in odd-numbered configurations throws the brain off-balance because we always expect things to even out, and it demands attention – and creates a good impression.
