You’ve just about fallen in love with a certain new home development. The model homes are stunning and the community will have everything you’ve always wanted—a clubhouse with a swimming pool and an exercise room. There will be tennis courts, too. To top it off the new community isn’t too far from work. But before you become too starry eyed remember to inquire about these three crucial things.
The same way that you would research a good contractor to work on your home, you should do some digging into the potential builder of your new residence. Find out what others think about them. If homes in the new community are already occupied ask residents about their experiences thus far. Have they noticed any shoddy work or shortcuts taken, or has the construction proven to be quality thus far? The more info you have the more educated you’ll be in your decision-making process. But before you get too far along, it’s best to work with a real estate agent. Our Realtors have the experience and expertise to help you make the best decisions possible.
In new construction homes that have not yet been built you may be able to choose design elements like flooring, countertops, and other surfaces and finishes, as well as opt for upgrades like finished basements and butler’s pantries.
Your agent can help you negotiate such upgrades. And, if the housing development is in its early stages, it may be possible to negotiate things like exterior finishes and paint colors.
If your budget does not allow you to enjoy certain upgrades you may opt for standard features for the time being and upgrade at a later date.
There are, however, certain upgrades that can be difficult and costly to perform later, like tile and flooring projects. So, if there’s room in the budget, consider investing in these kinds of enhanced features from the outset.
Although your home will be new and you shouldn’t have any major issues for quite a while, you should always make sure it comes with a warranty. At minimum most builders offer a first-year warranty, and a structural warranty that covers structural elements and mechanical systems for a longer term.
