These three upgrades - short of redoing your kitchen and bathrooms - are simple and pretty easy, and even if you hire a pro, they're much more affordable than remodeling:

  • Upgrade your lighting
  • Repaint the interior
  • Fix up the landscaping

#1. Upgrade your lighting.

Lighting is a huge deal (and it can even be a deal-breaker for some buyers). Buyers want light, bright rooms that feel open and spacious - and you can provide them, even if you're short on windows.

Upgrade your light fixtures to pendants where possible, and if you have the means, choose recessed lighting. (You'll probably need to hire a pro for that job, though.)

#2. Repaint the interior.

A fresh coat of paint, especially if you choose neutral colors, can work wonders to make your home's interior space look and feel bigger. It'll create a fresh look, too, which buyers read as new - and that's what you're going for. Again, if you're not an accomplished painter, you'll want to hire a professional to tackle this job for you.

#3. Fix up the landscaping.

Buyers often drive by homes they're interested in seeing before they ever call a real estate agent, which means minor landscape improvements will make a huge impact on their first impressions. You don't have to go all-out and hire a landscaper, but you do have to maintain the yard and put down fresh mulch (if you have it). Trim the bushes and the trees, and clean the sidewalks and driveway. If you can, add beautiful blooms in potted plants - that way, buyers will see a fresh burst of color that'll make your house look even better.
