How Much Does it Cost to Sell a Home in Vero Beach?

If you’re selling your home in Vero Beach, you know that part of your proceeds from the sale will go toward costs you’re required to pay – but how much will they be? Here’s what you need to know about how much it costs to sell a home in Vero Beach (or anywhere else).

How Much Does it Cost to Sell a Home in Vero Beach?

On average, you can expect to spend between 8 and 10 percent of your home’s sale price just to sell the home. That number varies, of course, and there are ways to save – but broken down, here’s what you may have to pay:

  • Real estate commissions
  • Closing costs
  • Repairs

Here’s a closer look at each.

Real Estate Commissions

As a seller, you’re responsible for paying real estate commissions, which go to your agent and the buyer’s agent. Generally, you can expect to pay around 6 percent of the home’s sales price in commissions. About half goes to the buyer’s agent and their broker, and the other half goes to your agent and their broker. (And if you sell your home yourself, you’re still responsible for paying the buyer’s agent a commission.)

Closing Costs

Closing costs typically range between 1 and 3 percent of the home’s sale price; they’re a collection of fees separate from commissions, repairs and buyer concessions, that both buyers and sellers have to pay. Sellers’ closing costs usually include things like:

  • The closing fee
  • Property taxes
  • Attorneys’ fees
  • Recording fees
  • Transfer tax
  • Costs associated with paying off your existing mortgage

Repairs

Repairs can be the costliest part of your real estate transaction. Depending on what your buyer wants you to repair, you could spend a few hundred dollars… or a few thousand. Sometimes it makes sense to offer buyers a credit on the home price in order to save yourself from having to make repairs (and some buyers prefer this, too, because it means they can choose their own contractors). 

If your buyers are asking you to make repairs, you should talk to your REALTOR about the best (and most affordable) option for you.
