Open concept floor plans, two-story homes, smart homes, and outdoor kitchens are some of the most popular home features among house hunters so far this year, according to a recent study by home improvement website, Fixr, which polled real estate professionals about the construction and renovation preferences of buyers and homeowners. As a house flipper you may want to pay special attention to these major areas of buyer interest as you acquire and renovate properties.
Open Floor Plans and Two-Story Homes
Although open concept floor plans have been a trend for the past several years, this year 90 percent of real estate experts chose open floor plans as the most popular single-family layout among their clients. As a result of the pandemic families are spending more time at home, and spacious common areas like open kitchens, family rooms, and dens are in high demand.
Seventy-seven percent of experts agreed that two-story houses were also in high demand this year, as compared to single-story and split-level dwellings.
When asked what they thought would be the most popular home design choice out of smart homes, green certified homes, tiny homes, and prefabricated homes, 49 percent of real estate experts said smart homes—properties in which artificial intelligence-based automated systems are integrated into things like thermostats, outlets, door locks, and security cameras. Smart systems can greatly enhance your flip, and they can be relatively inexpensive.
Green certified homes were the second-most popular at 27 percent.
Over the last few years outdoor kitchens have become increasingly popular, and Fixr reported that this feature is now almost two times as popular as patios. With safety recommendations for small gatherings and socially-distant entertaining, outdoor meals can be an ideal option that may likely increase the number of homebuyers who want outdoor kitchens and seating.
